Acting in the administration of an estate? Priory House Clearance provides discreet, fully documented probate house clearances for solicitors, executors, administrators and will-writers across Christchurch, Bournemouth, Poole and Dorset. A probate clearance isn't an ordinary house clearance — there's a process to respect, a valuation to protect and an estate file that needs clean, defensible paperwork.

We work around the valuation, never against it
A deceased's chattels usually need assessing at open-market value as at the date of death — the Section 160 (Inheritance Tax Act 1984) basis HMRC uses for Inheritance Tax. So we clear nothing until you confirm any required probate valuation is complete, and we'll provide a written inventory and flag items of value — antiques, jewellery, collections, vehicles — for your RICS or specialist valuer first. We're a clearance specialist, not a valuer: our role is to make sure the clearance never compromises the figures.
A clean paper trail for the estate file
- Written, itemised quotations up front
- VAT invoices & VAT receipts on completion
- Waste Transfer Notes & Duty of Care records
- Upper-tier Environment Agency licence
- £1m public liability — certificate on request
- Transparent cash value returned to the estate
Sensitive documents & data, handled properly
Wills, share certificates, passports, deeds, photographs — anything that looks important is set aside for the instructing professional or family, never cleared. Personal data is handled in line with UK GDPR.
Working to your timeline. We fit around the grant of probate or letters of administration and coordinate access, keys and meter readings with agents and conveyancers — one instruction, one documented job, done.
